CCIS along with enforcement agencies Statewide would like to provide property owners with the following tips to help them work with licensed contractors on a variety of construction projects.

Tips for Working with a Contractor

Ask to see the contractors license, which should list the contractors name, license number, address and specialty

If a contractor has multiple employees, ask for the contractor’s general liability and worker’s compensation insurance policies

Ask for written estimates from several licensed contractors

Read contracts carefully and write down a list of questions to discuss with the contractor before you hire them

Consider having an attorney review a contract before signing

Ask for references and contact them

Make sure the entire scope of work for the job is clearly detailed in the contract

Get all change orders to the original scope of work in writing and signed by both parties

Warning Signs that an Acting Contractor may NOT be Licensed

They are not willing to put a contract in writing

They ask you to obtain a permit

They say a permit is not necessary

They request a large down payment before the work begins

They ask you to pay in cash or make a check payable to cash or an individual’s name (not paid to a company name)

They cannot provide proof of insurance

They do not display a license number on advertisements
